The Area

Ten minutes from Chandler’s border and twenty minutes from the Arizona State University campus, Warner Ranch offers suburban living with twice as many options for shopping, dining, and entertainment opportunities. With everyday necessities, like parks, sports facilities, an airport, grocery stores, etc. located in or within walking distance of Warner Ranch, weekends can be spent exploring beyond the immediate area. The Schools

Warner Ranch is within the Kyrene School District for elementary and middle school students, and the Tempe Union High School District. Therefore, children attend Kyrene del Cielo Elementary, Kyrene Aprende Middle, and Corona Del Sol High School. Corona Del Sol is one of the best schools in Tempe, considering that 98% of students graduate and 95% attend college. In addition to a wide selection of extra-curricular activities, Corona Del Sol offers both Advance Placement and honors classes.

There are dozens of private preschools and two private K-12 schools in the immediate area of Warner Ranch. Tempe also offers 70 other private educational options further than 10 minutes from the neighborhood.

Despite being near the Chandler border, Warner Ranch is less than 20 minutes away from the Arizona State University campus in downtown Tempe, which makes it the top option for higher education. With a wide selection of degrees and areas of study, ASU offers something for everyone wishing to complete an undergraduate or graduate degree.

The Economy

Home to US Airways, Insight Enterprises, LifeLock, First Solar Project, ASU and University of Phoenix, Tempe is the center for business in Arizona. ASU, Maricopa Community College District, and the Salt River Project are the city’s top employers. Despite Tempe’s economic viability, Warner Springs is close enough to Chandler for residents to commute. Known as the “Silicon Desert,” Chandler is the center for Intel, Verizon, and many other tech companies.

The median income for a Tempe family is $55,237 according to the 2006 census. The average price of a home in Tempe is approximately $311,000, meaning that Warner Ranch offers both less and more expensive options. Tempe housing prices have increased by $40,000 since last year to a median of $177,150. Despite offering less expensive housing opportunities, Warner Ranch is nevertheless in the more desirable section in Tempe. Areas farther from the university tend to be more expensive since buyers tend to want to be away from the noise, traffic, and crime, so Warner Ranch offers quite a bargain by comparison.

Tempe’s price-per-square-foot increased by 34% this year to $129. Only 36% of re-sales in Tempe are for foreclosures, while the rest of Arizona’s were 62% in 2010. While remainder of the state has consistently improved since then, these statistics speak volumes for Tempe’s secure market.
